Actor Ranbir Kapoor has leased out his luxury apartment at Trump Towers in Pune for a total rent expected to reach approximately ₹1.75 crore over three years, according to property registration records cited by multiple news outlets. The deal highlights continued interest in high-value residential rentals in Pune’s premium housing market.
The apartment is located in the Kalyani Nagar–Yerawada area and measures about 6,094 square feet. Reports citing property-data platform CRE Matrix say the leave-and-licence agreement was registered on October 6, 2026, and covers the period from September 20, 2026, to September 19, 2029.
Rent and lease details
The starting monthly rent is reported at ₹4,63,050, with a 5% annual escalation built into the agreement. Under the reported terms, the monthly rent rises during the second and third years, bringing total rental income over the 36-month period to around ₹1.75 crore. The agreement also reportedly includes three covered car parking spaces and a security deposit equivalent to six months of the initial rent.
These figures come from property-registration records described in media reports, rather than a public statement from Kapoor. The final amount received may depend on the agreement’s precise terms, payments and any changes allowed under the contract.
A Pune property bought in 2015
Reports say Kapoor purchased the apartment in 2015 for more than ₹11 crore. Trump Towers in Pune comprises two high-rise residential towers and has become associated with the city’s premium real-estate segment. The locality’s proximity to business districts, amenities and established residential areas has supported demand for upscale homes.
The three-year lease illustrates how luxury apartments can generate rental income while an owner retains the underlying asset. However, gross rent is not the same as net return. Owners may also face maintenance costs, taxes, vacancy periods, brokerage charges and other expenses, while property values can rise or fall depending on market conditions.
What the deal says about celebrity property investments
Real-estate transactions involving public figures often draw attention because they reveal the scale of rents in premium developments. But one high-value agreement does not establish the average rental rate for Pune as a whole. Property size, floor, furnishing, amenities, building reputation and lease terms can make one unit’s rent very different from another’s.
For prospective landlords and tenants, the practical takeaway is to compare recent transactions in the same micro-market and account for maintenance, taxes, escalation clauses and deposits before signing a long lease. It is also important to review registration requirements and local regulations with a qualified professional.
Bottom line: Kapoor’s reported Pune lease has a starting rent of about ₹4.63 lakh per month and a projected three-year value of ₹1.75 crore. The figures are based on registration records cited by the press.
